DECOMMISSION O'HARE AIRPORT WAREHOUSE

Tomko Services was selected as facilities manager and general contractor to decommission the DHL Global Forwarding warehouse and office at O'Hare Airport in Chicago, IL. At the time, the warehouse was the largest in the DHL network in the Americas Region (North and South America) and the office supported over 500 people.The project was large in scale because decommissioning the warehouse and office was simply phase 1 of a 3-phase mission critical project. Phase 2 was to save and move the materials that could be salvaged, and Phase 3 was to open the new DHL Global Forwarding warehouse and office at O'Hare Airport.Tomko Services self-performed several aspects of the decommissioning project and was responsible for sourcing and managing the subcontractors who specialized in specific aspects of the project or required specific equipment. Our success in Decommission the warehouse and office space enable us to rapidly move on to successfully execute Phase 2 and 3 for DHL.

CONSOLIDATING & REMAKING

While all our facility management projects present unique challenges and opportunities, we worked with a client seeking to close one distribution center in Alabama and consolidate it with another facility in Mississippi. The unique challenge was the Mississippi facility was in no condition to take on the work and materials of another location.The Mississippi location was not operating at 50% productivity, over 30% of the facility's materials were regularly reported as lost, and the space inside the large building was deemed full and materials were stored outside exposed to the elements. All of these items needed to be addressed before a consolidation could begin.

MOVE & OPEN NEW AIRPORT WAREHOUSE

DHL Global Forwarding selected Tomko Services as the program manager and general contractor to move and open their new 491,000 square foot warehouse and office space for 500 employees at O'Hare Airport (ORD) in Chicago, IL. This was Phase 2 and Phase 3 of a mission critical 3 Phase project to decommission the previous warehouse and office for DHL Global Forwarding and become fully operational in their new facility at ORD.The investment to standardize the new DHL Global Forwarding warehouse and office to fit their global network requirements was over $35 million and retained over 500 jobs. Success for this project was an absolute requirement because it was a high profile project from a company and an elected leader perspective. The project earned significant tax incentives for retaining and creating jobs in Chicago and throughout Illinois; and any delays or disruptions to the company's operations would have a massive impact on their global network.

Facilitated the closing of a data center in Santa Clara that was being replaced by a hyper-scale data center on the campus. Material handling, California compliance, facilitate the move, readied the site for demolition.

Facilitated the closing of a manufacturing facility, warehouse and offices that were being shuttered. Project included working with the developer who purchased the site to convert it to a multi-tenant commercial space.


Trivantage | Cleveland, Ohio

Facilitated the closing of two large office buildings and a warehouse that were being shuttered due to bankruptcy. The project required to maximize the value of all recovered assets to be liquidated for benefit of creditors.

MISSISSIPPI DISTRIBUTION CENTER RECONFIGURE & OPTIMIZE FACILITY


Tomko Services was hired by MasTec Network Solutions, a publicly traded telecommunications company based in Miami, FL. The universal objective was to optimize 11 distribution centers across the United States, train their distribution center staff, optimize their inventory management and supply chain, and implement a net promoter survey for their contractors who install 5G and broadband networks for AT&T and Verizon.There was an instance where one distribution center was being closed in the Southeastern Region and being consolidated with the Mississippi distribution center. When conducting our due diligence, we immediately discovered the decommission and consolidation could not begin until the Mississippi facility was completely rehabilitated. The Mississippi distribution center was in complete disfunction and was not operating at 50% productivity, and over 30% of the facility's materials were regularly reported as lost or stolen.Tomko Services undertook a massive effort to expedite the distribution center optimization program in order to get the facility in position to operate more productively, utilize the warehouse space more effectively, and recommend changing the onsite leadership team to ensure the changes would be adhered to beyond the initial conversion.

Tomko Services has worked with a variety of city- and private-owned conference and event venues that were looking to improve the quality and to increase the frequency of the events taking place at their sites. We have also worked with a variety of property owners who were looking to generate new sources of revenue by utilizing their facilities to host special events.In one example, we worked with a city-owned community event space near Cleveland that was underutilized in both quality and frequency of events. We worked with the city to identify 20+ local social media influencers and event planners to create a series of unique events over the course of 2 years that were produced by the event planners and co-hosted by the social media influencers. The campaign and events were a tremendous success, including Hitch & Ditch, a wedding-themed resale event that was held 2 times per year and was the biggest show of the campaign and was expanded to 6 other cities throughout the state of Ohio.In Las Vegas, we worked with a neighborhood night club that was struggling to compete with the activities along The Strip and other tourist destinations. Our market research indicated their nightclub was in an arts district that supported a younger and more racially, economically, and socially-engaged diverse population than the traditional Las Vegas nightclub goer. We found a local LGBTQIA+ wrestling company that hosted monthly events at different venues throughout the city and their attendance was growing every month. We structured a deal where the wrestling company would have an "extended residency" at the nightclub and host their monthly wrestling events and promotional activities at the nightclub. The partnership has proven to be a giant success because the wrestling company no longer needs to find venues for their events every month and negotiate rates, insurance, security and more; and the nightclub is now known as the official home of this growing sport and wrestling company where big events happen every month with smaller promotional events throughout the month.
